In the industry, it\u2019s called a concession or an incentive.<\/p>\n\n\n\n<h4 class=\"wp-block-heading\"><strong>What Are Concessions and Incentives?<\/strong><\/h4>\n\n\n\n<p class=\"\">When a seller or builder gives you something extra to help with your purchase, that\u2019s called either a <em>concession<\/em> or an <em>incentive<\/em>.&nbsp;<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li class=\"\">A <strong>concession<\/strong> is something a seller gives up or agrees to in order to reach a compromise and close a deal.\u00a0<\/li>\n\n\n\n<li class=\"\">An <strong>incentive<\/strong>, on the other hand, is a benefit a builder or seller advertises and offers up front to attract and encourage buyers.<\/li>\n<\/ul>\n\n\n\n<p class=\"\">Today, some of the most common ones are:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li class=\"\">Help with closing costs<\/li>\n\n\n\n<li class=\"\">Mortgage rate buy-downs (to temporarily lower your rate)<\/li>\n\n\n\n<li class=\"\">Discounts or price reductions<\/li>\n\n\n\n<li class=\"\">Upgrades or appliances<\/li>\n\n\n\n<li class=\"\">Home warranties<\/li>\n\n\n\n<li class=\"\">Minor repairs<\/li>\n<\/ul>\n\n\n\n<p class=\"\">For buyers, getting any of these things thrown in can be a big deal \u2013 especially if you\u2019re working with a tight budget. As the <em>National Association of Realtors<\/em> (NAR) says:&nbsp;<\/p>\n\n\n\n<blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\">\n<p class=\"\"><em>\u201c. . . they can help reduce the upfront costs associated with purchasing a home.\u201d<\/em><\/p>\n<\/blockquote>\n\n\n\n<h4 class=\"wp-block-heading\"><strong>Builders Are Making It Easier To Buy<\/strong><\/h4>\n\n\n\n<p class=\"\">It\u2019s not just one builder willing to toss in a few extras. A lot of builders are using this tactic lately. As <em>Zonda<\/em> <a href=\"https:\/\/www.builderonline.com\/data-analysis\/builders-increasingly-pessimistic-zonda_o?\" rel=\"noreferrer noopener\" target=\"_blank\">says<\/a>:<\/p>\n\n\n\n<blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\">\n<p class=\"\"><em>\u201cIncentives continued to be popular in March, <\/em><strong><em>offered by builders on 56% of to-be-built homes and 74% of quick move-in (QMI) homes,<\/em><\/strong><em> which can likely be occupied within 90 days.\u201d<\/em><\/p>\n<\/blockquote>\n\n\n\n<p class=\"\">That\u2019s because they don\u2019t want to sit on inventory for too long. They want it to sell. And according to the <em>National Association of Home Builders<\/em> (NAHB), one of the strategies many builders are using to keep that inventory moving (and not just sitting) is a <a href=\"https:\/\/www.nahb.org\/news-and-economics\/housing-economics\/indices\/housing-market-index\" rel=\"noreferrer noopener\" target=\"_blank\">price adjustment<\/a> (<em>see graph below<\/em>):&nbsp;<\/p>\n\n\n\n<figure class=\"wp-block-image aligncenter size-large is-resized\"><img fetchpriority=\"high\" decoding=\"async\" width=\"2000\" height=\"1125\" src=\"https:\/\/i0.wp.com\/coloradopropertyfinders.com\/wp-content\/uploads\/2025\/06\/image-18.png?fit=1024%2C576&amp;ssl=1\" alt=\"\" class=\"wp-image-3059\" style=\"width:788px;height:auto\" srcset=\"https:\/\/i0.wp.com\/coloradopropertyfinders.com\/wp-content\/uploads\/2025\/06\/image-18.png?w=2000&amp;ssl=1 2000w, https:\/\/i0.wp.com\/coloradopropertyfinders.com\/wp-content\/uploads\/2025\/06\/image-18.png?resize=300%2C169&amp;ssl=1 300w, https:\/\/i0.wp.com\/coloradopropertyfinders.com\/wp-content\/uploads\/2025\/06\/image-18.png?resize=1024%2C576&amp;ssl=1 1024w, https:\/\/i0.wp.com\/coloradopropertyfinders.com\/wp-content\/uploads\/2025\/06\/image-18.png?resize=768%2C432&amp;ssl=1 768w, https:\/\/i0.wp.com\/coloradopropertyfinders.com\/wp-content\/uploads\/2025\/06\/image-18.png?resize=1536%2C864&amp;ssl=1 1536w, https:\/\/i0.wp.com\/coloradopropertyfinders.com\/wp-content\/uploads\/2025\/06\/image-18.png?resize=18%2C10&amp;ssl=1 18w\" sizes=\"(max-width: 1000px) 100vw, 1000px\" \/><\/figure>\n\n\n\n<p class=\"\"><a href=\"https:\/\/files.keepingcurrentmatters.com\/KeepingCurrentMatters\/content\/images\/20250512\/20250513-Builders-Have-Been-Lowering-Prices-original.png\" rel=\"noreferrer noopener\" target=\"_blank\"><\/a>Around 30% of builders lowered prices in each of the first four months of the year. While that also means most builders <em>aren\u2019t <\/em>lowering prices, it also shows some are willing to negotiate with buyers to get a deal done.<\/p>\n\n\n\n<p class=\"\">This isn\u2019t a sign of trouble in the market, it\u2019s an opportunity for you. The fact that the majority of builders offer incentives and roughly 3 in 10 are lowering prices means if you&#8217;re looking at a newly built home, your builder will probably try to make it easier for you to close the deal.<\/p>\n\n\n\n<h4 class=\"wp-block-heading\"><strong>Existing Home Sellers Are Offering More, Too<\/strong><\/h4>\n\n\n\n<p class=\"\">More existing homes (one that someone has lived in before) have been hitting the market, too \u2013 which means sellers are facing more competition. That\u2019s why over <strong>44%<\/strong> of sellers of existing homes gave concessions to buyers in March (<em>see graph below<\/em>):<\/p>\n\n\n\n<figure class=\"wp-block-image aligncenter size-large is-resized\"><img decoding=\"async\" width=\"2000\" height=\"1125\" src=\"https:\/\/i0.wp.com\/coloradopropertyfinders.com\/wp-content\/uploads\/2025\/06\/image-19.png?fit=1024%2C576&amp;ssl=1\" alt=\"\" class=\"wp-image-3060\" style=\"width:802px;height:auto\" srcset=\"https:\/\/i0.wp.com\/coloradopropertyfinders.com\/wp-content\/uploads\/2025\/06\/image-19.png?w=2000&amp;ssl=1 2000w, https:\/\/i0.wp.com\/coloradopropertyfinders.com\/wp-content\/uploads\/2025\/06\/image-19.png?resize=300%2C169&amp;ssl=1 300w, https:\/\/i0.wp.com\/coloradopropertyfinders.com\/wp-content\/uploads\/2025\/06\/image-19.png?resize=1024%2C576&amp;ssl=1 1024w, https:\/\/i0.wp.com\/coloradopropertyfinders.com\/wp-content\/uploads\/2025\/06\/image-19.png?resize=768%2C432&amp;ssl=1 768w, https:\/\/i0.wp.com\/coloradopropertyfinders.com\/wp-content\/uploads\/2025\/06\/image-19.png?resize=1536%2C864&amp;ssl=1 1536w, https:\/\/i0.wp.com\/coloradopropertyfinders.com\/wp-content\/uploads\/2025\/06\/image-19.png?resize=18%2C10&amp;ssl=1 18w\" sizes=\"(max-width: 1000px) 100vw, 1000px\" \/><\/figure>\n\n\n\n<p class=\"\"><a href=\"https:\/\/files.keepingcurrentmatters.com\/KeepingCurrentMatters\/content\/images\/20250512\/20250513-Many-Sellers-Are-Giving-Concessions-original.png\" rel=\"noreferrer noopener\" target=\"_blank\"><\/a>And, if you look back at pre-pandemic years on this graph, you\u2019ll see 44% is pretty much returning to normal. After years of sellers having all the power, the market is balancing again, which can work in your favor as a buyer.<\/p>\n\n\n\n<p class=\"\">But remember, concessions don\u2019t always mean a big discount. While more sellers are compromising on price, that\u2019s not always the lever they pull.
